Prepare Your House For Showings
Once you have a prospective buyer interested, an agent will
arrange a showing. It is important that your house is
de-personalized and immaculate. Remember that most prospective
buyers will typically spend no more than 30 minutes in your home,
determining if they like it. Therefore, it is important that you walk your
house as if you were a potential buyer, criticizing your own
property and addressing all concerns. Don't worry if you
have difficulty criticizing your own house; a good agent
will be able to provide you with assistance in this area, including staging
your home. A few tips for preparing for a showing include the
following:
- Don't be present for the showing, unless asked by your agent. Most people feel intimidated when the seller is present.
- Turn on all lights and open blinds. This presents a warm, open, inviting feeling.
- Deodorize house.
- Stow pets, or take them with you before showing.
- Empty all trash cans.
- Thoroughly clean the house, including removing items from counters and table tops. In addition, remove all the items out of sinks and bath tubs.
- Don't forget to organize and clean the garage.
The more your house looks like a model home, the easier it is for prospective buyers to envision themselves living there.
